How is the construction cost calculated and confirmed?
We conduct a free on-site plot survey and evaluate your architectural floor plans. We then issue an itemized, line-by-line Bill of Quantities (BOQ) with fixed market rates for steel, cement, brickwork, and labor before any contract is signed.
How does the milestone payment system work?
You do not pay 100% upfront. Payments are divided into 7 structured milestones (Advance Mobilization, Foundation & DPC, Ground Floor Roof Slab, First Floor Slab, Plaster & Piping, Finishing & Woodwork, and Final Handover). Payments are released only after you physically verify each stage.
Are there any hidden costs or surprise price hikes during construction?
No. Our contract includes a fixed-price protection clause. We absorb standard minor market fluctuations during the build to ensure your budget is respected from start to finish.
2. Materials & Structural Standards
What steel and cement brands do you use?
We strictly use 100% mill-certified Grade-60 deformed steel (Mughal, Amreli, or Model Steel) with test certificates. For concrete and masonry, we exclusively use OPC Grade-53 cement (Maple Leaf or Fauji Cement).
What is the difference between Grey Structure and Full Turnkey?
Grey Structure covers the structural shell: foundation, RCC columns, beams, roof slab casting, Class-A brick masonry, and basic plumbing/electric conduits. Full Turnkey includes the grey structure plus all interior finishing (porcelain tiles, Ash wood doors, Grohe/Sonex sanitary, false ceilings, and paint) — ready for immediate move-in.
3. Supervision, Overseas Clients & Warranty
How can Overseas Pakistanis monitor their house construction?
We have a dedicated overseas reporting desk. Clients in UAE, Saudi Arabia, UK, and USA receive weekly 360-degree HD video walk-throughs, material delivery receipts, and digital milestone verification on WhatsApp.
What does the 12-Month Warranty cover?
Our written warranty covers structural stability, underground and overhead plumbing joint leaks, bathroom waterproofing membranes, and surface plaster integrity for 365 days post-handover at zero labor cost.
